CONSTRUCTION MANAGEMENT

4LEAF’s Construction Management and Construction Inspection Services provide comprehensive construction oversight and observation for municipal Capital Improvement Program projects. Our construction managers and inspectors have experience in successfully executing projects of all sizes, durations, and complexities from conception to completion.

Construction Management

  • Provide owners with effective oversight and management of the project’s cost, quality, schedule, safety, and scope

  • Develop and maintain a collaborative approach with the project owner, design team, contractor, public, and other project stakeholders throughout all phases of the project

  • Perform constructability reviews and bid support services, if requested

  • Coordinate and chair pre-construction and weekly construction meetings

  • Review and monitor the contractor’s baseline schedule, monthly schedule updates, and look ahead schedules

  • Develop and maintain the project’s document control system

  • Perform as-needed daily public outreach during construction activities

  • Receive and process submittals, requests for information (RFIs), transmittals, and various project correspondence

  • Review and process contractor pay applications and make recommendations for payment

  • Review and provide comments / recommendations on contractor change order requests and/or claims

  • Coordinate and manage subconsultants (e.g. materials testing and special inspections, biologists, stormwater compliance, arborist, archeological, etc.)

  • Prepare and submit final closeout documentation

Construction Inspection

  • Document pre-construction site conditions with digital photographs and / or videos

  • Monitor the contractor’s general compliance with its safety program and advise the owner of observed deficiencies

  • Monitor and document the contractor’s work for adherence to contract plans and specifications

  • Perform inspections and monitor / document the contractor’s work for adherence to the project’s plans and specifications, approved traffic control plan, and permits

  • Prepare detailed and accurate daily inspection reports and photo documentation. Identify and document items of non-compliance and document when issues are addressed

  • Routinely communicate with the contractor’s superintendent or foreman regarding daily site activities

  • Monitor and document any extra or force account work

  • Inspect materials and equipment upon delivery to ensure compliance with the construction contract documents

  • Perform as-needed daily public outreach during construction activities

  • Coordinate and schedule special inspections and materials testing with the project’s materials inspection and testing consultant

  • Prepare and maintain project punch list throughout the project
